HOME INSPECTION PACKAGE

Whether you’re buying or selling a new or pre-existing home, you’ll need a home inspection. Our Home Inspection Package covers all the major bases including roof, attic, exterior, interior, plumbing, electrical, HVAC and primary appliances. The package also includes 4-point, wind mitigation and a thermal scan.

NEW CONSTRUCTION PHASE INSPECTIONS

Newly constructed homes should have 3 different phase inspections. Phase inspections make sure the home’s interior and usually hidden systems are in top shape. KC Inspections conducts inspections before the slab is poured (Phase 1), before the drywall is hung (Phase 2), and a final home inspection (Phase 3).

11-MONTH WARRANTY INSPECTIONS

If you purchased a new construction home within the last year, it’s important to get an 11-month warranty inspection to ensure your home is in top shape before the 1-year warranty period expires. These inspections cover all main systems, exterior, interior, roof, attic, electrical, HVAC and plumbing.

COMMERCIAL AND MULTI-UNIT INSPECTIONS

KC Inspections reviews many documents during commercial building and multi-unit inspections. The inspection report will contain details of the major systems and overall property condition. Commercial inspections typically include the following as applicable: parking and building exterior, roof, electrical, plumbing, HVAC and interior areas.

WIND MITIGATION INSPECTIONS

A wind mitigation inspection checks your home's wind-resistant features. Not only does this help prepare your home for hurricanes and storms, a wind mitigation inspection can result in substantial savings on your homeowners insurance.

CONDO INSPECTIONS

KC Inspections recommends a full condo inspection to assess your unit’s health. Condo inspections include observing the crawl spaces and attics that attach directly to the unit to make sure there are no major issues visible. Our inspectors will also assess the exterior (even if HOA maintained), garages, and common-use zones directly adjacent to the unit.

SEWER SCOPE INSPECTIONS

A sewer scope inspection checks your sewer line for potential issues like cracks, blockages, root intrusion or structural damage and helps identify problems before they become major issues. These inspections are great for new construction, existing homes and historical homes that may have cast iron, orangeburg and clay pipes.

CRAWL SPACE INSPECTIONS

Maintaining your property’s hidden spaces, such as crawlspaces, is imperative to the overall health and wellness of your home. Routine crawlspace inspections can catch issues before they turn into problems.

POOL AND PUMP INSPECTIONS

Inspections are needed for above-ground, inground pools and spas. Inspections assess safety features of the pool as well as pumps, electrical systems and plumbing. KC Inspections offers pool inspections as stand-alone services or as add-ons to home inspections.

PROPERTY OVER 5,000 SQ FT INSPECTIONS

DOCK AND SEAWALL INSPECTIONS

Dock, seawalls and boat lifts need to be inspected and evaluated for condition and serviceability. These inspections include checking pilings, caps, decking material, fasteners and deficiencies. During an inspection, KC Inspections will also operate boat lifts (if applicable) and check for proper function.

PRE-STORM INSPECTIONS

In Florida especially, KC Inspections recommend having a pre-storm inspection to help you plan for hurricane season. Pre-storm inspections document the condition of your property prior to a storm, could eliminate insurance disputes over claim settlements and enable you to be proactive in addressing pre-existing conditions.

POST-STORM INSPECTIONS

During post-storm inspections, our inspectors check for damage - damage that if missed, could result in big repair bills down the road. This type of inspection includes thorough inspection of interior, exterior and major systems.

THERMAL IMAGING INSPECTIONS

Infrared cameras and thermal imaging can detect moisture in ceilings and walls, leaking plumbing, rot behind EIFS (Exterior Insulation and Finish Systems) and stucco, wood-destroying insects, electrical issues, HVAC function, roof leaks, structural defects and energy loss. Thermal imaging inspection services are included in our Home Inspection Plus package.

MANUFACTURED HOME INSPECTIONS

Manufactured and mobile homes have slightly different inspection requirements than single family homes. Our certified inspectors are familiar and trained to assess the nuances of manufactured homes and their specific inspection checklist.

MANUFACTURED HUD INSPECTIONS

Permanent Foundation Certification:
Ensure the stability and durability of your manufactured home while meeting all necessary regulatory requirements with a HUD Compliance Certification, also known as a Permanent Foundation Certification for a Manufactured Home.

A successful inspection results in a document verifying that your home’s foundation meets the requirements of the U.S. Department of Housing and Urban Development’s (HUD) HUD Permanent Foundations Guide for Manufactured Homes: 1. The home is placed on a permanent foundation and 2. The foundation is present, fixed, functional and site-built.

In addition to the Permanent Foundation Certification, KC Inspections is also certified to ensure additions to manufactured homes do not adversely affect the structural integrity of your home by providing an Additions Certification of Manufactured Homes. Typically required by lenders and insurance companies, the Additions Certification is for manufactured homes that have porches, decks, patios, garages and/or roofs that were not part of the original construction of the home.
